Architectural Control Committee
The Architectural Control Committee (ACC) must approve any exterior alteration to the lot or homes in our Community. The primary goal of the ACC is to uphold the Architectural Guidelines and the CC&R's in a consistent and objective manner. Ultimately, guideline compliance helps to maintain or enhance property values.
A committee of up to 3 volunteer homeowners meets as needed to review applications, make decisions and respond to homeowner's requests. Homeowners submitting applications are welcome to attend a meeting to further clarify their requests. If a visual perspective could help clarify the project specifics, ACC members may arrange an on-site visit with the homeowner.
During 2007, the committee has reviewed approximately 50 applications containing multiple changes (in most cases) per application.
The committee seeks your help to alleviate some of the ongoing challenges that continue to delay the review process. Some of the challenges that face the committee are:
Commencing or completing projects prior to the submission of an application
Requests for a variance unaccompanied by justification for the request
(i.e. safety, non-infringement on neighbors, etc.)
Incomplete applications missing one or more components
Plans that do not meet the minimum requirements
There is a roofing requirement for the neighborhood relative to asphalt shingles. Asphalt roofs may be approved by the committee, provided the minimum weight of 340lbs per roofing square is met, and they are a high quality, multidimensional shingle.
As a final request, the Committee has established a procedure for all paint applications, which will require a paint test area of the color(s) specified to be painted on an area of the home (at least 12" x 12") in order to visually inspect the color scheme from something larger than a paint chip.
